The Design / Build Concept

The term design/build refers to the ability of the contractor to act as both the designer and builder on your project.  This approach is born out of the need to avoid the architect / builder / homeowner triangle and the lack of true leadership.

With design/build there is a level of accountability not found in the typical architect “bid” process.  We take total responsibility for the project, and we will never design something that we cannot build with our client’s budget.  In addition, if unexpected conditions or new opportunities are encountered during the building phase, we can modify the plans quickly and professionally with minimal delays to the project schedule.

We do work with architects, but only if we are involved early enough in the design process to include input on feasibility, budget, and design.  Many architects are relieved to have a professional contractor selected early in the process and then work together to bring the project from concept to completion.

The Design/Build Process

  1. Initial Call –  When you call us, a member of our team will ask you a few questions, and if appropriate schedule a meeting at your home.
  1. First meeting -  At this meeting, with all the decision makers, we will discuss your needs, past experiences, apprehensions, and expectations and then introduce how we work with our clients.  We will discuss your budget and develop a basic scope of work as the focus of the feasibility study.  You are encouraged to have ready any drawings, pictures, or items that will help to better define your needs.  There is no charge for this meeting.  At the end of the visit should both parties decide there is a fit and decide to go forward.
  1. Generate an Estimate-  The information gathered at the first meeting will be entered into our estimating spreadsheets, plugging in basic square foot numbers and data.  Numbers from previous job-cost reports from a similar project may be used for a number or two, but at this point we will not consult with trade contractors, engineers, vendors, etc.  What will be achieved is a ballpark estimate, presented to you in the form of an estimate agreement.
  1. Estimate Agreement – Once authorized the estimate agreement serves as a letter of intent stating, “Innovative Home Improvement Inc” is authorized to proceed with Design / feasibility / cost phase”  At this time a percentage based deposit will be required to complete a fixed price proposal and conceptual drawings if necessary.  This deposit is included in the ballpark price and will be credited towards the final contract price.
  1. Design / Feasibility / Cost phase -  At this point we begin the research portion of the job, performing site visits with trade contractors, getting fixed pricing from trade contractors and vendors, consulting with engineers, helping the client select products, and poking holes in wall to minimize the “unforeseen conditions” – basically doing all the “leg work” to put together a project that can be completed on time and within budget
  1. Construction Contract and Plans-          After the Design phase we will provide you with a detailed proposal and a fixed price for your project and if necessary final permit-ready plans.   Once agreed upon and signed this becomes the Construction agreement.
  1. Pre-Construction meeting -  Each project has a slightly different of circumstances and requires a slightly different approach to respect the client’s specific needs and home environment.  Typically held at contract signing for smaller jobs or one week prior to construction for larger projects, this meeting lays down the “ground rules”  including parking issues, dumpster and port-a-john placement, lumber and material delivery placement, storage for special order items, pet issues, “protection plan” strategies, client requirements, weekly meeting schedule, and hours of operation.  We will also discuss what steps we can take to help minimize the impact of construction on your daily life.
  1. Construction  -  Here it gets fun!  Your hard work during the planning process is completed and now you can sit back and let the project happen.  Our crew will provide you with smiles, respect for your home, and the cleanest and safest job site possible
  1. Weekly meetings  -  As decided at the Pre-construction meeting we will meet with you at the scheduled time every week.  This is your time to discuss any questions or concerns, Change orders, product selections, new client to-do’s, new contractor to-do’s, and upcoming schedule.
  1. Follow-up -  We send a post-construction survey, this helps us know what we have done right and where we can improve.  We also maintain contact with yearly checkups to check on our building science techniques and materials used, and remedy any issues that may have resulted in the past year.
